Our aim is to find you the perfect property to suit your requirements with the minimum of hassle. We only charge for credit refs of £50 per adult (this includes £29 credit ref fee with Legal4landlords and £11 admin for phone calls, time on references, postage and printing).

Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. Your preferences as to where in Cornwall you would like to rent. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. In some areas of Cornwall, such as Lostwithiel, rental properties can move very quickly so it really does work in your favour to be registered. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

  • All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings

Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by either Mark or Debbie, who can give advice and answer any questions you may have.

Fees to tenants

Upon reserving a property, applicants will be required to pay our agency fee as follows:
First applicant: £50. Subsequent applicants and/or any guarantor: £50. These charges cover our credit referencing. We do not charge VAT. These charges are non-refundable.

In addition to the above charges, you will required to pay a Holding Deposit (aka Reservation Deposit). This is usually a minimum of £200. Providing the tenancy goes ahead, this will be deducted from the first monthly rental and the tenancy deposit, which are due before you move in (see below).
In the event that the landlord declines to grant the tenancy, it will be refunded to you in full.
However the holding deposit will be non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.

Deposit

A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

This privacy policy sets out how we use and protects any information that you give us when you use this website, apply via email or through the office. This policy is effective from 30th March 2018. We are committed to ensuring that your privacy is protected. Should we ask you to provide certain information by which you can be identified, then you can be assured that it will only be used in accordance with this privacy statement. We may change this policy from time to time by updating this page. Mipad Lettings Personal information submitted through this website, our email and through our office is collected by Mipad Lettings. Mipad Lettings is the Data Controller who determines the purposes and means of processing personal data. Mrs Deborah Kelly is responsible for collection and data protection.

We may collect the following information:
• your personal details including name and D.O.B • your contact details such as email address, phone number, street address • specific enquiry details including present employment status, passport details, bank details and previous addresses. • credit information for credit checks that will be shared with www.legalforlandlords.co.uk

How long we keep this information
We retain this information until we have responded to your contact* and for internal record keeping for a period of no longer than 3 years after the necessity to keep (e.g. after the end of a tenant or landlord application or 3 years after at the end of a tenancy. (*we may keep your information if you wish us to keep your details for future requests),

Controlling your personal information
You may choose to restrict the collection or use of your personal information in the following ways: • if you have previously supplied personal data • if you have previously agreed to us processing your personal information We will not sell, distribute or lease your personal information to third parties unless we have your permission or are required by law. If you have a complaint you can contact the Information Commissioner's Office (ICO) which is the data privacy supervisory authority in the UK. Under the GDPR (the EU General Data Protection Regulation), you have a number of specific rights with regards to your personal information: 1. Right of access If you want to know if we are storing or processing any personal data about you, you can get in touch. If this is the case, you may find out what purpose it is being stored for and request a copy of your data by contacting us Your data will be supplied as soon as is practical. 2. Right to be informed When applying for a property we will inform you of what information we will require and how that information will be held and destroyed. 3. Right of rectification If you believe that any information we are holding on you is incorrect or incomplete, please get in touch as soon as possible. We will promptly correct any information found to be incorrect. 4. Right to erasure If you want to remove your personal data from our records, you can request this by getting in touch. We will remove the data as far as it is practically within our power, and where we are not legally obliged to retain it. 5. Right to restrict processing If you wish us to stop processing for any reason please get in touch with your reasons (please note that this may effect your application if related to credit references). 6. Right to object If you no longer want us to process your data you can request this by getting in touch. 7. Right to data portability You have the right to ask for the outcome of a credit reference/ landlord reference any other checks if you wish to use this as evidence for another service provider. 8. Right to complain If you are unhappy with how we are managing your personal data, you can lodge a complaint with the UK supervisory authority, the Information Commissioner's Office (ICO) of which we are a paid up member.
